About Zenco Homes
The Founder
Georgia native Karl Franzen has been affiliated with the construction industry since his youth in Paulding County. Karl's background is built on a wide spectrum of home building experiences, including extensive craftsman skills developed rehabilitating or remodeling homes.
Communication
Frequent communication with homeowners and appreciation for creating spaces individually suited to them are his trademark, and customer satisfaction is his specialty. Karl previously served as builder superintendent for a major local home builder prior to forming his own company, Zenco Development, Inc. Also known as Zenco Homes.

Zenco Homes also has the capabilities of commercial space tenant finishing’s. We also offer our services for room additions, remodels, burnouts, basement finishing, sunrooms, outdoor living areas, and many other specialty services.
Zenco Homes Traditional Build
-Zenco hires subcontractors, coordinates schedules, and oversees work performed
-Pricing is determined by the estimated hard cost to build the home and a standard builder mark-up
-Allowances for items such as countertops, lighting fixtures, appliances, cabinets, etc are set and agreed upon before construction begins
-Allowance overages are to be paid by the homeowner directly
-Pricing on all change orders may require a standard mark-up
-Zenco orders and synchronizes delivery and/or removal of all materials
-The bank/financing draws go directly to Zenco to pay subcontractors
-Requires less time and daily decision-making on homeowner
-1 year warranty from date of closing from Zenco
-Additional extended warranty may provided by vendors and manufacturers
Zenco Homes Cost Plus Custom Build
-Zenco hires subcontractors, coordinates schedules, and oversees work performed for set fee
-Zenco orders and synchronizes deliver and/or removal of all materials
-Homeowner gets loan in their name with Zenco listed as contractor. Homeowner is responsible for interest payments but the banks will distribute funds to Zenco to pay for work completed
-Requires more time and from homeowner, but provides some savings
-1 year warranty from date of closing from Zenco
-Additional extended warranty may provided by vendors and manufacturers
